Oakland, Emeryville, Berkeley are WeWork major expansion sites

OAKLAND — WeWork on Tuesday disclosed plans for a major
expansion of its operations in the East Bay, saying it will jump
into office buildings in downtown Oakland, as well as Berkeley and
Emeryville.

All told, WeWork will add 2,900 desks to its presence in the
East Bay with the new leases. At present, WeWork has 2,000 desks in
the East Bay, according to Samantha Roxas, a spokeswoman for
WeWork.

“We’re incredibly excited to expand in the East Bay,” said
Elton Kwok, WeWork’s general manager. “We’ve been partnering
with cities across the East Bay to meet the needs of their growing
populations.”

The co-working titan leased three floors at 2201 Broadway, also
known as the Breuner Building in downtown Oakland, four floors at
1900 Powell St. in Emeryville and six floors at 2120 Berkeley Way
in Berkeley.

The new downtown Oakland offices can accommodate 1,100 desks and
will open in the spring of 2019, the Emeryville site will contain
1,100 desks and open in the spring of 2019 and the new Berkeley
site will have more than 700 desks and open in the fall of
2019.

WeWork leased 68,000 square feet in downtown Oakland’s Breuner
Building, which developer TMG Partners renovated recently.

In addition to the newly leased locations, WeWork is active in
sites such as downtown San Jose and in San Mateo.

The Breuner Building lease deal in Oakland was arranged through
commercial realty agents John Dolby and Dane Hooks of brokerage
Cushman & Wakefield and Steve Barker of brokerage Savills
Studley.

San Francisco-based developer TMG Partners renovated the Breuner
Building in Oakland, including an upgrade to the facade, new
signage, a revamped lobby and common area, amenity improvements and
a new roof.

“The Breuner Building is ideally suited for creative,
technology and other start-up tenants,” said David Cropper,
TMG’s director of development.

The office building, located on Broadway between 22nd Street and
West Grand Avenue in Oakland’s bustling Uptown District, is
perched near an array of amenities, TMG stated.

“BART, Lake Merritt and a myriad of restaurants and
entertainment venues” are among the draws for workers in the
building, Cropper said.

WeWork’s existing East Bay locations are at 1100 Broadway in
Oakland, where it occupies four floors with 1,400 desks; and 2120
University Way in Berkeley, where it is in seven floors with 600
desks.

“Our existing locations in Oakland and Berkeley are not only
fully occupied, but have waiting lists of companies hoping for more
space,” Kwok said.
